MANAGEMENT RESPONSIBILITIES:


  • Show the property to all prospects.


  • Supply all rental documents and applications.


  • Obtain references and credit checks for any potential tenants.


  • Collect all rents and security deposits.


  • Homeowner may request the option of auto deposit or have a monthly check sent directly to you.


  • Any security deposits will be transferred to the owner.


  • Property manager to provide a monthly accounting statement with detailed activity.


  • We are available to our tenants and property owners via cell phone, text or email 7 days a week.


  • A MIMO (move-in/move-out) document will be provided for each tenant and a walk through will be performed with management.


  • Management has relationships with the following professionals: Plumber, electrician, painter, cleaning company, gardener and handyman.


  • Upon Management termination, property management requires 30 days to complete and provide all Invoices and final statement.

          Monthly Property Management: Fee of 7-10% of Gross income per month (subject to change).

There may be additional charges for any preparation prior to placing the property on the open market. Our monthly management fees start at time

of occupancy when monies have been collected.


* One Time Procurement of Tenant: Duties includes everything above with the exception of Property manager to provide a monthly accounting statement with detailed activity. This charge will be determined based on the individual property.
